According to Credit Information Corporation's latest statistics, the average mortgage term for Taiwanese has exceeded 25 years, with an average of 304 months per loan as of the fourth quarter of last year, reflecting an increase of 70 months in the past decade due to high real estate prices and the New Youth Housing Act. Extending mortgage terms has helped reduce the burden on homebuyers, with the most extended average term seen in Hsinchu City at 331 months and the shortest in Taipei City at 290 months. The trend towards longer mortgage periods has provided buyers with more financial flexibility in the face of continuously rising property prices.
