According to the Directorate-General of Budget, Accounting and Statistics, the national rental index in May saw a 2.6% year-on-year increase, marking the highest surge in 28 years. In Kaohsiung, there have been multiple cases of rent hikes this year, with one landlord in the Art Museum Special Zone increasing rent by 4,000 NTD, resulting in nearly 50,000 NTD per year. Factors such as rising electricity prices, inflation, and an increase in mortgage rates have led landlords to raise rent to offset growing costs, especially in southern Taiwan where rental rates have surpassed those in the north for the past two years. This surge in housing costs impacts tenants and reflects the supply-demand situation in the rental market, with Kaohsiung and Tainan experiencing increased demand due to thriving tech industries, prompting landlords to confidently raise rents.
