It is suspected that developers and investors are maliciously reporting non-compliance with land use zoning regulations, leading to stores receiving improvement notices from the Urban Development Bureau. However, almost immediately after receiving the official documents, stores are receiving calls from developers inquiring about their interest in redevelopment, raising suspicions that developers are eyeing the potential benefits of redevelopment in the Zhongshan District. The district mainly allows residential and general retail businesses, but with the increasing influx of food and retail establishments, violations of zoning regulations have emerged, potentially leading to the closure of hundreds of illegal stores. Store owners have formed self-help groups urging the city government to extend the deadline for compliance and revise existing regulations.
