Taiwan Semiconductor Manufacturing Company founder Morris Chang, aged 92, sold his Hawaii villa for 3.889 million USD (about 120 million NTD) last May, sparking market interest. Real estate agents revealed that a buyer who acquired Chang's former luxurious residence in Zhubei split the property into two units after 3 years and made close to double the profit. The luxurious residence located in the Fengyi Construction's 'Aurora Glass' community was bought by Chang in 2009 for over 30 million NTD and was sold in 2018 for 36 million NTD, including 4 parking spaces. Recent transactions in Zhubei have seen significant price increases, with the buyer in April 2021 reselling the split units for around 34.5 million NTD and 34.9 million NTD, achieving nearly double the appreciation. The community boasts 1800 ping of public facilities and has seen per ping prices exceed 600,000 NTD. Despite government measures to curb the housing market, Hsinchu's real estate market continues to rise.
