Rising Rent in Taoyuan and Hsinchu Leads Nationwide

Residential rental price in Taoyuan and Hsinchu regions is leading the nation, with Hsinchu showing an annual rent increase of around 10% for three consecutive years and Taoyuan expanding this year to over 10% from the usual 5%-6% increase. Experts attribute this trend to the younger population in these areas, continuous influx of people from across Taiwan, ample job opportunities, and a higher proportion of new properties with higher acquisition and holding costs for landlords. Despite policies like property hoarding taxes and interest rate hikes, landlords' overall holding costs remain relatively low, especially in areas like Taipei, Taichung, and Kaohsiung with older properties. The rental market consists mostly of older low-cost properties. Taoyuan and Hsinchu, being newer cities with a higher proportion of new high-rise buildings, have seen rising property prices and an increase in overall rents, partly due to the extended high tax rate holding period for new, relatively expensive properties bought for rental purposes.
